Lakepoint Village is a community geared to those empty nesters who are now looking to downsize, want a detached bungalow that comes with a garage, 2 bedrooms, 2 full baths and plenty of room to entertain, but without a high level of maintenance and upkeep.

Our six unique models are well designed with you in mind, but we are also flexible enough that we allow for modifications that will enhance your life even more!

Our spacious lots are all 60 feet wide, with depths that vary from 82 feet on up to over 100 feet. This gives you plenty of outside space to garden, have those summer BBQs, or to simply sit out and enjoy a lazy summer’s afternoon.

A community club house will also be included where our homeowners can meet, plan activities, or use for large gatherings. Future plans will also include a secured, fenced in compound for those who have RVs or small boats, to use for storage, on a user pay basis.

WHY A LAND LEASE?

You save money! You don’t pay for a serviced lot along with a house. By leasing the lot, the responsibility for water and sewage upkeep is no longer yours. This can put a considerable amount of money back in your pocket to invest or use as you please. It also helps keep the price of homes more affordable and your annual taxes are much less.

WHAT WILL MY MONTHLY COST BE?

Your TOTAL MONTHLY FEE will include all taxes, lot lease fee, reserve fund management and maintenance which includes water, sewage, garbage pickup, club house, snow removal from your drive, road upkeep and communal property upkeep.

The total cost will depend on the purchase price of the home you buy and the location of the lot you lease.

HOW LONG IS THE LOT LEASE?

The lot lease is a 20 year term, after which you would enter into another 20 year term. You can sell your home at any time to someone else who would fit the criteria of living in an adult lifestyle community.

ARE PETS ALLOWED?

Of course! They are part of your family. Should “Fido” enjoy being outdoors, we suggest installing the Invisible Fencing System with the appropriate collar to keep him/her on your own property.

WILL I BE ALLOWED TO HAVE A GARDEN?

We encourage those who enjoy the great outdoors in summer with gardening, whether it be flowers, shrubs or veggies, or a combination of all three.

All lots will be sodded and each home will have a large shade tree planted in the front, but the rest will be a reflection of your own creative vision.

HOW DO I FIND YOUR SITE?

If driving from Highway 11, take Highway 12 South. Stay on 12 south until you get to PLUM POINT ROAD (gas station at corner of 12 and Plum Point) and turn RIGHT onto Plum Point Road. Stay on that road until you come to Concession Road 10 and turn LEFT until you see the site with model home on the left side).

If driving from areas in and around Georgian Township, take Highway 12 North. Stay on 12 north until you get to MULEY POINT ROAD (lights at the corner of 12 and Muley Point Road). Turn LEFT at the light, go past the Uptergrove Public School, then turn RIGHT onto Concession Road 10. Keep going until you see the site and model home on your right side.
